Charlottenburg releases Bebauungsplan 4-60 draft for Spree riverfront development

The draft of Bebauungsplan 4-60 covering land between the Spree, Englische Straße, Gutenbergstraße and Hannah-Karminski-Straße in Charlottenburg went on public view this week. The plan sets out sites for new apartment buildings, offices and shops while requiring a continuous foot and cycle path along the riverbank.
Charlottenburg has long sought additional living space and workplaces close to the water without losing the riverside route that locals already use for walking and cycling. The current step follows earlier internal work at the district office to define the boundaries and permitted uses for the block, bringing the project to the stage where residents can respond directly.

The district is using the accelerated route under § 13a of the Baugesetzbuch, which removes the need for a separate environmental assessment at this stage. That choice keeps the timetable shorter while still allowing public comment on the layout, building heights and the riverside path.

Anyone can send remarks until 8 August. Online forms sit on the district pages and on mein.berlin.de. Written statements can also go by email to bebauungsplan@charlottenburg-wilmersdorf.de or by post to the Stadtentwicklungsamt at the Hohenzollerndamm address. Staff will log every submission and include it in the next stage of the process.
The Bezirksamt Charlottenburg-Wilmersdorf announced the release in its official notice dated 17 July 2024. Residents who want to shape the final shape of new buildings and the riverside walkway now have a clear window to make their views known.
