Charlottenburg Residential Projects Launch After Years of Site Delays

Charlottenburg continues to see residential construction move forward on sites that required extended preparation. Instone Real Estate acquired the 25,000 sqm former Schlosspark-Klinik hospital grounds to create a quarter containing 640 apartments, with work set to begin in 2028 and finish by 2033. The Fürst project on Kurfürstendamm resumed after earlier financial delays and is due for completion between late 2025 and early 2026.
Site Preparation on Former Institutional Land
The Schlosspark-Klinik conversion illustrates how older medical facilities are being repurposed for housing. Instone Real Estate secured the 25,000 sqm parcel specifically for this purpose. Nearby, the Neues Ufer scheme along the Charlottenburg connecting canal is planned for 500 residential units plus commercial space, of which 30 percent will be rent-controlled. These efforts build on prior decisions to release large institutional and waterfront parcels for mixed-use development.
Progress After Interruptions and New Starts
The Fürst billion-euro project on Kurfürstendamm shows how some schemes have overcome financing setbacks. On Mierendorffinsel, the Hey Charlottenburg development at Quedlinburger Straße is already under construction with 337 apartments and a daycare centre, scheduled for mid-2027 completion. A smaller 27-unit timber building on Hildegardstraße broke ground in June 2025 and is expected to finish in spring 2026. These timelines reflect staggered starts that followed initial planning and, in some cases, pauses.
