Both sites require a three-month deposit and a minimum twelve-month lease, terms that differ from the open-ended contracts common in older Friedrichshain stock.
Residents at the Revaler Straße block also gain priority booking for two ground-floor retail units that opened last week, one offering weekday breakfast and the other a small gym. These extras are written into the tenancy agreement rather than offered as optional add-ons.

A two-person household earning €4,200 net monthly would spend roughly 28 per cent of income on the new build-to-rent unit after utilities. The same household buying a comparable 65-square-metre flat at current prices would face a €2,050 monthly mortgage plus €280 in building fees, pushing the ratio above 55 per cent once maintenance and property tax are added. The Berlin Senate’s housing monitor, published 12 May 2026, recorded that build-to-rent occupancy across the district stood at 94 per cent after six months, compared with 87 per cent for conventional rentals.
People looking to move before the autumn semester should register interest directly with the on-site letting offices on Revaler Straße and Simon-Dach-Straße by 25 July. Viewings are scheduled in blocks of three days, and applications require proof of income covering three times the rent plus a Schufa credit check completed within the past four weeks.
