Kreuzberg Property Prices Rise: Skalitzer Straße Tram 2028

The city’s transport authority confirmed last week that construction on the Skalitzer Straße tram extension will begin in September, with three new stops between Görlitzer Bahnhof and Schlesisches Tor. Properties within walking distance of the route have recorded price rises of 14 percent since the route received final approval in March.
Kreuzberg’s central location and limited remaining development sites have made any improvement in public transport capacity immediately visible in asking prices. The line will cut journey times to Friedrichshain and the Ringbahn interchange at Ostkreuz by up to 12 minutes, a change that estate agents say has already drawn interest from buyers previously priced out of Mitte.
Named locations seeing the strongest early movement
Units on the south side of Oranienstraße, particularly above the stretch between Oranienplatz and Mariannenstraße, have seen the largest number of viewings in the past two months. Further east, buildings facing the western edge of Görlitzer Park recorded three contracts above the previous street average in June alone. Local agency records show two mixed-use buildings on Eisenbahnstraße, one of them adjacent to Markthalle Neun, exchanged hands at €6,450 per square metre.
Both streets sit inside the 400-metre catchment the Senate’s transport planners used when modelling ridership. The district planning office at Yorckstraße 4-11 has already received six applications for roof extensions on properties along these two corridors since the route was gazetted.
Price evidence and next steps for buyers
Figures released by the Gutachterausschuss Berlin on 9 July put the median resale price for apartments in the affected postcode at €5,950 per square metre in the second quarter, up from €5,220 twelve months earlier. Commercial ground-floor space on Skalitzer Straße itself has moved from €18,000 to €22,500 per square metre over the same period. These numbers predate the start of physical works.
Prospective purchasers are advised to verify exact walking distances to the three confirmed stops when reviewing listings. The district office will hold a public information session on 22 July at the Mehringhof community hall; registration opens on the Kreuzberg website tomorrow.
