The change arrives as global supply disruptions and defense spending pressures push European interest rates higher, altering the math for households weighing purchase versus lease options. Local buyers face different calculations than those in central zones where prices held firmer through the first half of the year.

Residents near the former Tegel airfield site and along the Panke River corridor in Wedding report the clearest gaps. The Berlin-Mitte Housing Office tracks listings there, while the local branch of the German Tenants' Association notes increased calls from families comparing ownership on streets such as Seidelstrasse and Augustenburger Platz.

Price and Payment Comparisons

Data compiled through June 2026 places average purchase prices at 4,150 euros per square metre in those districts, down from 4,480 euros recorded twelve months earlier. A 75-square-metre two-bedroom unit therefore lists around 311,000 euros. With current 3.9 per cent mortgage rates, principal and interest payments total roughly 1,380 euros a month after a 20 per cent down payment. Median rents for matching units sit at 1,520 euros, according to the city's quarterly rent index published on 2 July.

Further east in the Friedrichshain fringe bordering Lichtenberg, similar patterns appear on Rigaer Strasse extensions and around Ostkreuz station.
