U8 Expansion Transforms Neukolln Into Berlin's Newest Commuter Hub by 2027

Berlin transport authorities approved funding this week for upgrades to the U8 line through Neukolln, with construction on extra tracks and a new platform at Hermannplatz scheduled to start in March 2027.

The changes arrive as Berlin rents outside the inner ring continue climbing after years of national economic pressure, pushing more office workers to seek lower-cost homes that still allow a 25-minute ride into Mitte.

Planners have focused on the stretch between Hermannplatz and the new southern terminus near Rudow, where daily passenger numbers already exceed 180,000. Local groups such as the Reuterkiez neighbourhood association and the Sonnenallee business network have been invited to comment on station designs.

Streets and venues already seeing early interest

Developers are eyeing plots along Weserstraße and near the former Kindl brewery site on Am Sudhaus for mid-rise rental blocks aimed at commuters. The Neukolln Arcaden shopping centre has reported a 22 percent rise in footfall from people scouting the area since the funding announcement.

Property records show average asking prices for two-bedroom flats in these blocks reached €4,650 per square metre in June 2026, compared with €3,820 the previous summer. BVG data indicate the upgraded U8 will cut peak-hour wait times from four minutes to two minutes once the work finishes in late 2028.
