The timing aligns with Berlin’s updated mobility plan that shifts capital spending toward outer-ring corridors after the 2025 state elections. Neukolln district officials had lobbied for the line since 2023 because the existing M44 bus corridor already runs at capacity during morning peaks.
Properties within 400 metres of the planned stops at Britzer Damm 112 and 148 now carry premium listings. The route passes the entrance to Britzer Garten and runs 300 metres from the Kindl Centre for Contemporary Art on Am Sudhaus, two anchors that already draw weekend visitors from across the city.
Price records on adjacent streets
Land registry data released by the Neukolln housing office show average resale prices on Fritz-Reuter-Allee reached €5,150 per square metre in the second quarter of 2026, an 8.4 percent rise from the same period last year. On the western side of Britzer Damm, three apartments listed last month on Immowelt carried asking prices between €4,980 and €5,350 per square metre, all above the Neukolln median of €4,420.
Local agents report that viewings for units facing the construction corridor now book out three weeks ahead, compared with ten days in January. The same data set records a 14 percent drop in average days on market for properties inside the 400-metre radius.
Next steps for buyers and sellers
Construction crews will begin laying track in September 2026, with the first trams scheduled to run in spring 2028. Prospective buyers can review the exact alignment maps on the district website under the project reference “VEP Britz 2026”. Sellers within the affected zone are advised to obtain a current energy-performance certificate before the next round of price indexing in October, when the city updates its reference rent table.
