Spree Waterfront Areas in Prenzlauer Berg Show Price Momentum
River-adjacent streets draw investors as transaction volumes and values climb through the first half of 2026.

Average asking prices for apartments along the Spree riverfront stretches of Prenzlauer Berg reached €8,450 per square metre in June 2026, up 11 per cent from the same month last year.
The rise comes as Berlin buyers seek properties with direct water access while interest rates stabilise and supply remains tight in central districts. Transactions recorded by local notaries show 47 waterfront units changed hands between January and May, compared with 39 in the same period of 2025.
Named streets and local anchors
Properties on Danziger Straße and the eastern end of Knaackstraße, both within a short walk of the river path, accounted for most of the recent sales. Buyers have also targeted units near the Helmholtzplatz green space and the small boat landing at the foot of Velodromstraße. The local branch of the Berlin Chamber of Commerce has tracked a 9 per cent increase in commercial ground-floor leases along these blocks since March, tied to new cafés and estate agencies serving the riverfront market.
One active programme is the city’s ongoing Spree path upgrade, which added lighting and widened walkways between the Eberswalder Straße bridge and the Volkspark area in late 2025. Estate agents operating from offices on Kastanienallee report that foreign buyers, mainly from northern Europe, now represent 28 per cent of enquiries for units with balconies overlooking the water.
Price data and transaction evidence
Figures compiled by the Berlin property registry show the median sale price for two-bedroom flats in the riverside postcode 10435 rose to €785,000 in the second quarter, compared with €712,000 twelve months earlier. Average days on market fell from 48 to 31 over the same interval. These numbers reflect only properties within 150 metres of the riverbank, a definition used by the registry since 2024.
