Prenzlauer Berg Auction Clearance Rates Drop as Bidders Grow Cautious
June auction figures show fewer properties finding buyers at or above reserve compared with May results across the neighbourhood.

Clearance rates for residential auctions in Prenzlauer Berg fell to 51 percent last month, with only 11 of 22 lots selling on the day.
The drop follows a steadier May when 67 percent of offered properties cleared. Local agents link the change to higher borrowing costs that have persisted into summer and to buyers waiting for clearer signals on price direction before committing at auction.
Activity on specific streets
Four of the June lots sat along Kastanienallee, where two one-bedroom flats cleared at 298,000 euros and 315,000 euros respectively. A third property on the same stretch, a ground-floor retail unit with residential potential, passed in after bidding stopped at 410,000 euros. Two further apartments near Helmholtzplatz also failed to meet reserve, while a converted loft on Rykestraße sold for 467,000 euros after competitive bidding from three parties.
Staff at the local branch of Engel & Völkers noted that telephone inquiries for auction catalogues fell by roughly a quarter between mid-May and mid-June. The same office recorded 19 registered bidders across all June auctions, down from 31 in the previous month.
Numbers and next steps
Berlin-wide data released on 3 July by the city’s property registry showed an average clearance rate of 54 percent for the eastern districts in June, placing Prenzlauer Berg slightly below that mark. Median prices for cleared lots here reached 4,280 euros per square metre, down 180 euros from May’s median.
Sellers who missed reserve last month have 14 days to accept post-auction offers before the properties return to private treaty. Several agents advise owners to review reserve prices ahead of the next scheduled auction round on 22 July, particularly for units above 80 square metres that drew limited interest in June.
