Transport Upgrades Transform Prenzlauer Berg Into Berlin's Premier Growth Corridor

New tram tracks on Danziger Straße opened for service on 1 July, cutting travel times between Helmholtzplatz and the Ringbahn by eight minutes and marking the first major addition to Prenzlauer Berg’s east-west links since 2019.

The upgrade arrives as Berlin’s housing agency records a 12 percent rise in building permits for multi-unit projects in the district during the first half of 2026, driven by demand from families priced out of central Mitte and from tech workers relocating from other European capitals. City planners say the line will support an expected 1,800 new apartments within a 400-metre radius of the new stops by 2029.

Local projects tied to the corridor

Developers have already broken ground on two sites directly served by the new stops. The former brewery yard at Schönhauser Allee 162 is being converted into 320 apartments and ground-floor retail, with completion slated for late 2027. Two blocks south, the Helmholtzplatz community centre is expanding its after-school programme to accommodate children from the incoming buildings, adding 45 places funded through a district grant that runs until 2030.

Further east, the long-empty lot at Greifswalder Straße 30 is now under construction for a 180-unit cooperative housing scheme backed by the Berliner Bau- und Wohnungsgenossenschaft. Residents there will have direct access to the tram at the new Greifswalder stop, which city transport operator BVG lists as handling 4,200 daily boardings in its opening-week figures.

Average asking prices for existing apartments within 300 metres of the new line reached €5,850 per square metre in June, according to data compiled by local agency Prenzlauer Immobilien. That compares with €5,150 a year earlier, a gain recorded before the tram began running. Smaller two-room units near Mauerpark have moved fastest, with 27 sales closed in the past quarter at an average of €4,920 per square metre.
