Units overlooking the new tram stops on Danziger Straße itself commanded the highest premiums, with three properties changing hands above €7,000 per square metre in June alone.

Most purchases involved local families already living in the district and younger professionals priced out of Mitte who now commute via the improved link. The pattern mirrors earlier value gains recorded after the 2018 opening of the M10 extension at nearby Senefelderplatz, though the current increase has occurred faster because the new stops serve an area previously served only by buses.
