Berlin's Senate transport department confirmed on 8 July that work on the 4.2-kilometre M10 tram extension from Greifswalder Strasse to the Landsberger Allee industrial corridor will start in August 2026, with the first service due in late 2028.
The decision arrives as central Prenzlauer Berg records vacancy rates below 1.8 percent and average asking rents above €18 per square metre, pushing buyers and renters to look farther along existing rail lines for relief.
Local anchors already in place
The route passes within 300 metres of Helmholtzplatz and crosses Schönhauser Allee at the existing tram interchange, giving residents direct access to the weekly market at Kollwitzplatz without changing lines. Two new stops will serve the 1,200-unit development site that replaces the old Narva light-bulb factory.
City planners have tied the project to the ongoing “Stadterweiterung Ost” program, which requires 30 percent of units to be built under the city’s affordable-housing covenant.
Price signals and timelines
Land registry data released in June show average resale prices in the target corridor reached €4,850 per square metre, up 22 percent since the first route maps were published in March 2025. Comparable two-bedroom flats inside the Prenzlauer Berg core now list at €6,700 per square metre, according to the same dataset.
Buyers who secure contracts before the first concrete pour in October can lock in financing under the state’s 2.1 percent “Wohnungsbau 2027” interest-rate subsidy, available only to properties within 800 metres of a new or upgraded station.
