Properties That Sold Before Auction and Why Vendors Accepted
Sellers in Prenzlauer Berg are pulling listings from the auction block after accepting private bids that remove the risk of no-sale outcomes.
How we reported this

At least nine properties across Prenzlauer Berg were withdrawn from scheduled auctions between 1 June and 8 July 2026 after vendors accepted private offers above their reserve prices.
The pattern has accelerated in recent weeks as interest rate expectations stabilised and buyers moved quickly on well-presented apartments. Vendors cite the desire to lock in proceeds without the two-to-three week uncertainty that follows a passed-in auction. Local agents report that several contracts were signed within 48 hours of an initial private bid reaching the reserve level.
Local sales on specific streets
Three two-bedroom apartments on Rykestraße near the water tower sold privately in late June, each fetching between €695,000 and €720,000. Two further units on Knaackstraße, opposite the former Schultheiss brewery site now converted to offices, closed at €810,000 and €845,000 after vendors accepted offers 12 days before their listed auction dates. Both streets sit within the Kollwitzplatz catchment where demand has remained steady despite wider Berlin price softening.
Buyers in these cases included local families relocating within the neighbourhood and one investor based in Mitte who wanted immediate settlement. The transactions bypassed the public auction process run through the Amtsgericht Pankow, which had scheduled 14 Prenzlauer Berg lots for July alone.
Clearance data and vendor calculations
Berlin-wide auction clearance for June stood at 62 percent according to figures released by the Gutachterausschuss für Grundstückswerte on 3 July. In Prenzlauer Berg the pre-auction withdrawal rate reached 38 percent of listed lots, the highest monthly figure recorded since January 2024. Average achieved prices for the withdrawn properties were 4.2 percent above their most recent bank valuations, a margin that convinced vendors the private route delivered comparable outcomes without further marketing costs.
Agents note that vendors who accepted pre-auction offers avoided the €4,800 to €6,200 in additional holding costs that arise when a property remains on the market past the original auction date. The trend is expected to continue through August as listings scheduled for early autumn face the same calculation.
Buyers considering auction properties should contact listing agents directly in the final fortnight before the scheduled date to test whether a pre-auction offer will be presented to the vendor. Checking the official auction calendar at the Pankow district court remains the quickest way to identify upcoming lots and their reserve guidance.
